RentCafe Terms of Service

By using RentCafe.com (RentCafe ILS) or any property websites powered by RentCafe (RentCafe Portal) (collectively, “RentCafe”), you accept and agree to be bound by the latest version of the RentCafe Terms of Service (posted at https://resources.yardi.com/legal/rentcafe-terms-of-service/), which are between you and RentCafe (not the property) and will be updated from time to time. The property may have its own terms and conditions that apply between the property and you.


  1. Tenant & occupant Names: Full legal names for all tenants and any additional occupants.
  2. Property description: Full address, unit/parking/storage details, and shared amenities.
  3. Tenancy length: Month-to-month, short/mid-term, 12-month, or 15-month with start/end dates.
  4. Rent & fees: Monthly rent, due date, grace period, payment methods, and any pet/parking/utility/HOA fees.
  5. Security deposit: Amount, where it’s held, required receipt (if any), return timeline, and itemized deductions.
  6. Repairs & access: How to submit requests, response times, emergency procedures, and notice of entry.
  7. Policies: Rules for smoking, pets (plus service animal accommodations), subletting, and illegal activity.
  8. Early termination: Required notice, fees (if any), lawful exceptions, mitigation/sublet rules, and move-out steps.
  9. Contact information: Name, phone, and email for the landlord or property manager.
  10. Renter’s insurance: Whether it’s required, minimum coverage, and proof deadlines.
